3 REPORTING OPTIONS

1) VERBAL REPORT

A verbal walk-through report is a visual but in-depth inspection done according to the National Building Regulations (NBR) as per SANS 10400. Feedback is given to you either during or after the inspection. Pictures are taken as the inspection progresses for later reference if needed. This inspection will be for you if you want instant feedback on your property of interest.

2) STANDARD REPORT

A standard report is an in-depth inspection of all aspects of the National Building Regulations (NBR) as per SANS 10400, with a summarised report, i.e. 7 pages. The report will include

  • A description of the major issues found at the property
  • Photos accompanying some of the defects
  • An executive summary.
  • List of governing bodies and how to vet a contractor
  • Available within 1 business day

The Standard Inspection is best if you want a summarised defect report

3) COMPREHENSIVE REPORT

A comprehensive inspection is an in-depth inspection of all aspects of the National Building Regulations (NBR) as per SANS 10400, accompanied by a comprehensive report i.e 20 pages. The report will include

  • All defects and and descriptions of them, with the correct regulation stated where applicable
  • Each defect will be accompanied by a photo/s
  • An executive summary
  • List of governing bodies and how to vet a contractor
  • Referral list
  • Available withing 1-3 days

The Comprehensive Inspection is best suited if you are planning to renovate, need to update the building plans or want a comprehensive defect report. The report will be ready within 1-3 business days, depending on the property size and state

PRE-PURCHASE

This inspection is aimed at property buyers who want to ensure they get what they pay for or negotiate for the correct price. The inspection covers all the major aspects of the property, with an accompanying report listing all the items that are critical, non-critical, or need maintenance. 

The mandatory defect list that the sellers or agents provide is seldom up to standard, as they do not carry the needed knowledge of the National Building Regulations. So it is vitally important that your inspection is carried out by someone registered and accredited by NABISA – National Association of Buildings Inspectors South Africa. This ensures proficient knowledge of the National Building Regulations, the same regulations your insurance company and bank will use to assess your claim or financing

This inspection is aimed at property owner who want to know the current condition of the property. The inspection covers all the major aspects of the property, with an accompanying report listing all the items that are critical, non-critical, or need maintenance. 

The inspection is done according to the National Building Regulations and the National Home Builders Registration Council (NHBRC) guidelines.

If you are a body corporate of a sectional title scheme, you must have a 10-year maintenance plan by law.

We provide two solutions depending on your need: 1) Comprehensive Maintenance Reporting – We inspect, report and create a comprehensive MRRP for you. 2) General Maintenance Reporting – We inspect, report and supplement your existing MRRP based on our findings
